Every month, SIG tracks every closed net lease transaction in the country: by tenant, by sector, by cap rate. Here’s what June told us.

June closed at 1,202 transactions, bringing SIG’s first-half total to 10,861 closed deals tracked nationally. Volume is running behind 2025 and 2024, but still outpacing 2023 by 16.4%. Cap rates held mostly steady through H1, with a few notable exceptions. Chick-fil-A and McDonald’s continue to trade sub-5.0%, the tightest in the market, while drive-thru coffee and top-tier convenience stores, including 7-Eleven, Wawa, and Sheetz, saw rates compress further.
