August Net Lease Data File

Every month, SIG tracks net lease closings across the country: by tenant, by sector, by cap rate. Here’s what August told us.

August closed at 1,006 transactions so far, a number that will still climb as more data comes in. Volume has been slower, but cap rates are not shifting upward, which is what we would typically expect to see. Six of the eight sectors we track are averaging tighter than 2025, led by Automotive (down 35 bps), Casual Dining (down 32 bps), and Convenience Store (down 25 bps). For sellers, that may mean a longer sales cycle, but pricing at closing is still competitive. Q4 is usually the biggest quarter for volume, though the ongoing overseas conflict and the interest rate environment remain headwinds. Want the full sector-by-sector breakdown?
