As part of a broader nine-property portfolio, this transaction was selectively brought to market first due to upcoming debt considerations and strong buyer demand.

Client Overview

The seller, a Northeast-based shopping center owner and operator, acquired River Exchange during the COVID era, when pessimism around retail was reaching a fever pitch. Fast forward several years; today, grocery-anchored assets and necessity-based retail demand have spiked. With an abundance of buyers in tow and a scarcity of well-positioned grocery-anchored supply available, the timing was perfect to roll out the 80% occupied Kroger-anchored shopping center, and we took advantage.

The Challenge: Complexity of Scale with a Hard Deadline

At 265,000 SF with 36 tenants and several lease expirations approaching in Q4 2026, River Exchange presented a layered set of challenges that demanded more than a passive listing approach:

  • Kroger, the anchor tenant since constructed in 1990, had one of its final lease options approaching; this renewal uncertainty could shift the deal economics significantly
  • 36 tenants across a large center means constant moving parts, with the potential for surprises at any stage of due diligence
  • Several smaller vacancies totaling approximately 30,000 SF required a buyer with local market knowledge to unlock the property’s value-add potential, particularly within a retail market that was approximately 95.8% occupied at the time of the sale. This ruled out many institutional buyers.

The transaction required balancing speed, certainty of execution, and long-term value creation for the eventual buyer. 

The Strategy/Our Approach:

1. Identifying Buyers Before Going to Market

Before going to market, SIG identified a highly qualified buyer already operating a nearby shopping center. Recognizing the strategic fit, the team initiated direct conversations immediately upon learning about the opportunity.

The property’s proximity to the buyer’s existing holdings created immediate synergies and generated strong interest before formal marketing began.

2. Leveraging SIG’s Buyer Database

Rather than broadly marketing the asset to the entire marketplace, SIG leveraged its extensive buyer database to target groups whose acquisition criteria aligned directly with River Exchange.
